La Costa Town Square Begins Construction

La Costa Town Square Begins ConstructionThe long-anticipated development on the corner of La Costa Avenue and Rancho Santa Fe will include a health club, pet store, Vons and luxury homes.

Carlsbad City Council members have joined executives from Property Development Centers (PDC) and Vons recently to initiate construction of La Costa Town Square.

“We have long sought to make a major investment in this area to bring our customers and their residents of this community the first class shopping experience they deserve,” stated Dave Zylstra, who is the chief operating officer of PDC. The development is located on the corner of Rancho Santa Fe Road and La Costa Avenue. The 83.1 acre site is divided into four parcels and includes a mix of development projects. The first parcel is 41.5 acres and is reserved for commercial retail, including the new Vons.

Lori Raya, president of Vons, states “At 56,724 square feet, our state-of-the-art store will meet every imaginable customer need and convenience.” “We will also be able to hire approximately 120 new employees at the store.”

Zylstra would not reveal the names of potential tenants since the company is now negotiating leases. However, he did confirm that the retail project includes a pet store, health club, a drugstore and two apparel retail locations. Zylstra adds that “the retail parcel is also designed to allow for a gas station with a car wash at the main entrance off Rancho Santa Fe Road, as well as restaurant space and financial pads for banks.”

Davidson Homes is in charge of developing 63 luxury residences on a parcel of 2.4 acres, and 35 homes are being developed by Taylor-Morrison, on a parcel to the north that consists of 10 acres.

The final parcel, which is comprised of 7.2 acres, is reserved for an office building.

Zylstra asserts that “A 3.7 acre open space buffer will separate the project’s three land-use elemtns of residential housing, commercial stores and office areas.” He states that the buffer, which is landscaped, will be comprised of bioswales and basins to preserve the quality of water in the area.

La Costa city officials credited the PDC for working effectively with residential partners over the past few years to meet the communities stringent design expectations.

Carlsbad Mayor Matt Hall stated that the PDC listened to the suggestions and concerns of the city and were responsive to design input.

The retail component of the project is said to be completed by the summer of 2014.
