Carlsbad, CA–We are advising our San Diego real estate clients to appeal the assessed value of their homes by December 1 if they feel their assessment is greater than what their home is worth in today’s market.

So how can you reduce those taxes? It’s something you can do yourself by visiting the San Diego tax assessment appeal site and mailing in the application. But do it quickly, because the deadline is coming around more quickly than you might think.

    To further benefit the homeowner, they should be advised to appeal their Base Year Value which is the assessed value based on the purchase price of their home. This will result in a lower property tax base in perpetuity, not for just one year. The successful appeal will establish a new base price the future property taxes are built on. It must be appealed within three years of the year of purchase.

    This is especially beneficial if they were involved in a bidding war and may have “overpaid” based on the historical comps on their purchase date for their neighborhood.

    This is a great tip that may help homeowners avoid foreclosure.
