Been thinking about a new roof lately? Concerned about a possible El Nino hitting San Diego this winter?
Many homes in North County San Diego have tile and concrete roofs, while others have composition. And with our rainier (hopefully) San Diego season approaching, now might be the best time to consider a new roof for your home–if needed.
It may also be a consideration if you are considering the sale of your Carlsbad home, and your roof is in poor condition.
Selecting a new roof for your home can seem like a daunting task, but the process can proceed mor quickly than you might expect. Speed can be important if you are trying to get your roof completed before winter arrives. But keeping a few key points in mind can really help you in your decision.
It’s important to realize that not every material will work for every roof. A flat roof would require a different material than a steep one. Materials like slate, concrete and tile are very heavy, so the structure of many homes would not be able to carry the load without structural modifications.
You’ll also need to consider cost and curb appeal. If you are working on a tight budget or are considering solar installation, then a composition roof may be the way to go. This is by far the most popular option as the shingles themselves are lessd inexpensive, installation is very simple, and they come in a wide variety of colors to match your home.
More expensive options would include metal, tile, concrete and slate. Wood is no longer recommended in the San DIego area because of the fire hazard. All of these options have a longer lifespan, but the materials cost more and are more expensive to install. Often times, your home, existing roof, neighborhood, and energy needs will help make the decision for you. For instance, if you plan to install solar panels, you may consider adjusting your roofing materials a bit. Also, if you have a homeowner’s association, it’s best to check in with them before getting bids, as many times they will have certain specifications for new roofs.
We recently discovered that composition roofs are ideal for solar panels–and are much preferred by installers, as tiles on roofs can be easily broken.
Finally, be sure to find a great designer and installation team to help you make the best decisions and ensure the job gets done right.
